What Is a Park Model Home?

If you’ve been exploring the world of tiny homes, it’s time to take a closer look at park model homes—a unique and stylish alternative that offers more space, comfort, and flexibility.

What Is a Park Model Home?

Park model homes are defined by The Recreation Vehicle Industry Association’s (RVIA) standards as a type of RV. They are built in compliance with American National Standards Institute (ANSI) A119.5 housing standards and are certified by the RVIA. Park models tend to be about 400 square feet or less, can be up to 12’ wide, and are built on a portable wheeled chassis.

How Is That Different From a Tiny House?

“Tiny house” is a loose term for a small house. There is no official classification for what that could mean or what standards they’re built by. It can be subjective, or vary depending on how or where it’s built. Some tiny homes are considered an accessory dwelling unit (ADU) and are often a detached addition to an existing structure. Other tiny homes are built on wheels and meant to travel.

Why Does It Matter?

A park model home is considered an RV, which means you’re allowed to park at a manufactured home community or RV park. Some communities also have park models onsite for sale. If you purchase a tiny home you have to figure out where you’re going to park it, which could mean purchasing land, having to move it frequently, or hoping your home will be accepted at an RV park.

Financing

Another big difference between the two comes down to cost. Park model homes are created efficiently with high-quality materials and are as easy to finance as an RV. Tiny homes can be difficult to get financing for or require extra labor to save costs.
